What the numbers mean

Where the rest of the price comes from

A HECM for Purchase is a reverse mortgage used to buy a home. At closing the loan pays part of the price and your cash covers the rest, plus closing costs. After that there is no required monthly mortgage payment; the balance is repaid when the home is sold or the last borrower leaves.

Why age and rates matter

HUD’s table lends a larger share of the price to older buyers, and a larger share when interest rates are lower. That is why two buyers with the same cash can afford different homes.

What this leaves out

Your appraisal, exact closing costs and pricing on the day you apply. Property taxes, insurance and HOA dues are yours after closing and are not part of this figure.
